  By focusing your bright color on a special feature of your home you draw the eye there and the results are visually stunning!  Make sure that the trip and the rest of the house don’t compete with your bright door by keeping them more neutral.

We closed on a home in the La Quinta Cove neighborhood last week and it has been added to our investors portfolio.  We will begin a rehab project to get it in shape for tenants and then help another family move in.

This is the 20th home purchased by just one investor.  Many are competing for these ‘distressed’ properties in La Quinta, and throughout the country.  Our investor intends to buy 50 homes and I am grateful to represent him.  We have consistently pursued  these homes and are thrilled when they meet his requirements and the sales close.

Although these reasonably priced homes will provide safe, clean rental houses for displaced families…. sometimes we forget about the families that had to move out.  Why did they have to move? Where are they now?

This home had a rock garden outside the front door with many different heart shaped stones.  Our termite inspector noticed them and took a few home for his wife.  I brought a few more home and ‘planted’ them in our front yard.

A daily reminder of  the Hearts Left Behind.

1.     Meet with prospective clients to determine their wants, needs, and time frame for purchasing home. Take the time to really get to know them.

2.    Help with selecting area and neighborhoods based on clients preferences.

3.     Begin locating homes through MLS search set up with clients criteria—including location, square footage, style and price point.

4.   Fine tune search with feedback and input from client.Listen!

5.    Check with other agents in office and network of agents in the area for possible homes.

6.   Set up times to view homes and determine if the search needs to be expanded.

7.    Help buyer choose the best property, based on his wants/needs. Run comps and do research on property.

8.    Prepare offer to be presented to the seller.

9.   Assist in the negotiation to satisfy both parties, including price, repairs, services, inspections, warranties, and closing costs.

10.           Make sure you are up to date on all processes in the closing and take care of any challenges that arise.

11.Coordinate the closing with escrow, lender, buyer and seller.

12.Assist with setting up new utilities, neighborhood specifics, and community information.

13. Always be there for the new home owner should any questions arise, or if they have referrals for future business!

Many agents and clients think that you can’t or won’t sell homes when we are in our hot summer months in the desert.  They consider this the “off season” and a good number of listings are pulled off the market.  I kept this condo listing

in the Palm Royale neighborhood ON the market and yesterday… both buyer and seller were in our Intero La Quinta Office signing papers to open escrow.!

Investors are also waiting for the right properties to pop up– and we are ready to write up the offers for them!

This morning I showed several homes in different neighborhoods to a past client who is looking for a larger upgraded home… and one for his parents as well.
